About Skim Rumah Ibu
Skim Rumah Ibu is a home ownership scheme organised by the Rumah Ibu Sdn Bhd in collaboration with the State Government of Perak aimed at providing Rumah Ibu; a green, quality and beautiful homes within an affordable price range, to the owner of a vacant plot of land in the Rancangan Perkampungan Tersusun (RPT) in Perak, Malaysia.
This scheme offers eight different Rumah Ibu models, with prices ranging from RM75,000 for B40 group to RM278,000 per unit for M40 group.
Application Process
1. Meet Eligibility Criterias
a) You must be a Malaysian Citizen;
b) Single or married, age above 21 years;
c) Own a vacant plot of land in the Rancangan Perkampungan Tersusun;
d) Individual or combined household income (husband & wife) more than RM1,700.00 per month.

Visit our official website to gather more information and initiate the application process by contacting us directly either through email, phone or visiting us at our office in Kuala Lumpur.
3. Prepare Necessary Documents
a) Fill in the Skim Rumah Ibu Application Form and Akujanji
b) Attach certified copy of MyKad
c) Attach certified copy of the latest 3-6 months’ payslips / proof of income
d) Attach certified copy of the latest Employees’ Provident Fund (EPF) statement
e) Attach certified copy of the latest 3-6 Months’ Bank Statements
f) Attach certified copy of the latest income tax returns (EA Form/BE Form).
g) Attach certified copy of the Individual Land Title
h) Attach certified copy of the Residential Land Type
4. Submit Application
You shall submit the necessary documents including Skim Rumah Ibu Application Form and Akujanji to Rumah Ibu Sdn Bhd either through email or by post.

5. Await Approval
After submission, your application will be reviewed. If approved, you will be notified of the next steps, which may include getting building plan approval, signing an agreement and finalising financing arrangements.

We can help you to apply for a rent-to-own schemes from our partner; Big Blue Capital that allows you to rent Rumah Ibu for a period of 5, 10 or 20 years.
Other Documents Required
a) Supply and Install Agreement (SIA) – to formalise our appointment as your Supply and Install Provider of Rumah Ibu.
b) Land Title (Geran Tanah) – to proof that you are the land owner.
c) Approved Building Plans – we will assist you to obtain approval from the local council (PBT).
d) Architect’s CCC Approval – we will assist you to obtain approval for Certificate of Completion and Compliance
e) Bills of Quantity (BQ) – we will assist you to prepare a breakdown of supply and install costs.
f) Supply and Install Provider’s Profile – we will prepare the details of our registered licence (CIDB-certified).

Bank’s Evaluation & Approval
The bank will review your documents and assess your loan eligibility. If approved, the bank will disburse funds in stages based on the construction progress.
Loan Disbursement & Work Stages
Unlike normal home loans, funds are released in stages (not all at once). The bank will inspect the construction progress and release payments accordingly. Typical loan disbursement stages;
a) Foundation (10%-20%) – When foundation is completed.
b) Structure & Roofing (30%-40%) – After structural framework is done.
c) Plastering & Wiring (20%-30%) – When interior/exterior work starts.
d) Final Completion (10%-20%) – Before moving in.
Start Work & Manage Payments
We work with a reliable Supply and Install Provider to ensure your Rumah Ibu is completed on time. We make sure our Supply and Install Provider meets the bank’s inspection requirements at each stage. Once Supply and Install Works are 100% completed and handes over, you will start paying monthly installments like a regular home loan or rent-to-own.
